Turn-Key Scope
Full architectural fit-out including concept drawings, bespoke teak joinery, lighting choreography, civil MEP, and final handover styling.
The most striking feature of this penthouse is its envelope: 340 hand-made terracotta jaali units set 400mm off the facade, creating a deep, shadow-casting veil that softens the hard western sun.
Inside, the palette is warm and low-contrast — sand-toned plaster, walnut and unlacquered brass. A double-height living volume looks west through the veil and out to the Arabian Sea.
Concept: "light you can hold". The terracotta veil is designed to be read as a material first and a screen second — a wall made entirely of shadow.
Documented on handover day by the studio. High-definition views of joinery, textures, and natural lighting.

The nuances that rarely appear in elevation drawings, but determine how quietly a home or workplace functions every single day.
